Bay Street between Bloor and College streets has seen significant residential development in the past 15 years, helped in no small part by the range of amenities and attractions in the area.

The latest addition to the community is Lumiere, which was previewed last weekend. The 30-storey condominium will be located on Bay across from College Park, a retail, office and residential complex.

Lumiere's predominantly glass structure - with expansive windows, and balconies with clear railings - will contain 330 suites.

"This site is one of the last few remaining parcels available for development along Bay Street," says Mimi Ng, director of marketing for Menkes Developments, which joined with Lifetime Urban Development Group for the project.

The area has really come into its own as an urban neighbourhood, she adds.

"You can see that with a 24-hour Dominion grocery store going in at College Park. That signifies how much this neighbourhood has matured and how the local residential population has grown."

The Lumiere site is close to the College subway station, and Yonge Street shops and restaurants. It is within walking distance to two university campuses, Queen's Park and major hospitals.

Not too far away are the Bloor/Yorkville boutiques to the north, Nathan Phillips Square and the Eaton Centre to the south, and Chinatown and Kensington Market to the east.

Lumiere will offer a 24-hour concierge service in its two-storey lobby, whose design will have an art deco flair, with chocolate zebrawood details, granite floors, an onyx fireplace and crystal chandeliers.

Building amenities will include an indoor pool with cabanas on one side and a sundeck on the other. A gym will have separate areas for weightlifting and yoga. Residents will also have access to a party room with a catering kitchen, a games and entertainment room, a theatre, two guest suites, and a rooftop terrace with seating and barbecue stations. "Everyone in the building gets to . . . enjoy the views from the project," Ms. Ng says of the terrace.

Designs range from one bedroom to two bedrooms with a den, and suites measure anywhere from 490 to 895 square feet. (Details on penthouse units will be released at a later date.)

Suites will feature modern kitchens that are open to the living and dining areas. With a compact European design, the cooking areas will have granite countertops and ceramic or porcelain tile backsplashes. Some appliances will have wood panelled fronts to match the cabinetry.

Nine-foot ceilings will be standard, as will engineered wood floors, porcelain tiling and 40-ounce broadloom. Bathroom vanities will feature marble countertops and semi-recessed sinks. Washers and dryers are also included.

The monthly maintenance fee of 43 cents a square foot does not include hydro. Parking is available with select units for $27,500.

Move-in dates are scheduled for November, 2009.
